Reston Station

Reston Station is a transit-oriented, mixed-use, urban employment center in the Dulles Corridor of Fairfax County, which includes the Wiehle – Reston East Metro station, in Reston, Virginia. It is being developed through a public-private partnership between Comstock Partners LC and Fairfax County. The base project consists of a 1.5 million square foot subterranean parking garage and 1.3 million square feet of hotel, office, residential and retail space above it. The initial phase of Reston Station delivered as part of Phase 1 of the Metro Silver Line in 2014.[1] It is the only parking structure and transit-oriented development fully integrated with any of the Phase 1 expansion stations.

The transportation component of Reston Station opened in July 2014 on the same day that Metro's Silver Line began service. The civic Plaza, an urban open gathering space that integrates the hi-rise buildings with pedestrians, commuters, tenants, sight seers

Development

Reston Station will integrate more than 1.3 million square feet of mixed-use development consisting of more than 500,000 square feet of Class A office space, approximately 100,000 square feet of restaurants, shops, and service-oriented retailers, a 200-plus room hotel, and approximately 900 luxury residences.[2] The Reston Station Metro Facility will include a commuter kiss and ride facility, a 10-bay transit bus depot, 2,300 commuter parking spaces, and a large secure bike room. Vertical transportation through the garage and the bus level lead riders to Reston Station Plaza that opens directly to the pedestrian overpass via which passengers will cross the toll road to enter the Metro station situated in the median.

The Reston Station Metro garage facility construction project is one of the biggest ongoing east of the Mississippi River. It requires excavation of over 500,000 cubic yards of dirt and will take over one million man hours to construct.[3]

Reston Station Plaza

The Reston Station Plaza will be located directly above the Reston Station Metro Facility and adjacent to the Silver Line Metro Station and form the core of the greater Reston Station neighborhood. It will include civic spaces dedicated to public activities throughout the year and five buildings. Five office and residential buildings, retail spaces, and a hotel are planned. Comstock has agreed to begin construction by June 1, 2014, but says construction of the five buildings will be phased and some or all will not begin without tenants signing leases which will reduce risk and ensure costs are recouped.[4]
